Welspun One Records 2.5 Million Sq. Ft. Leasing in FY26, Sets Sights on 10 Million Sq. Ft. Expansion

Mumbai: Welspun One has announced plans to lease more than 10 million sq. ft. over the next three years, nearly doubling its current operational footprint, as the integrated fund and development management platform strengthens its position in India’s rapidly expanding supply chain infrastructure sector.

The announcement follows the strongest leasing performance in the company’s history.

During FY 2025–26, Welspun One executed leases and letters of intent totaling more than 2.5 million sq. ft., driven by growing demand from third-party logistics (3PL) providers, manufacturers, and e-commerce companies.

The record leasing performance was anchored by several marquee transactions, including a 5.9 lakh sq. ft. single-box facility for Amazon India, a 20-metre-high warehouse developed for AAJ Supply Chain, and a controlled-environment facility spanning over 2 lakh sq. ft. for a leading medical equipment manufacturer.

These developments reflect the evolving requirements of modern supply chains and demonstrate how warehousing demand is moving beyond conventional storage solutions.

With the next phase of expansion underway, Welspun One is broadening its portfolio beyond large-format warehousing into adjacent infrastructure segments such as in-city distribution, retail, and commercial developments.

Among the company’s key projects currently under construction is what is expected to become India’s largest Free Trade Warehousing Zone (FTWZ) development at Nhava Sheva, offering more than 4.5 million sq. ft. of space.

The company is also developing over half a million sq. ft. of multi-format assets in Thane, designed for premium retail, commercial, and distribution center requirements.

In addition, Welspun One is progressing with a 1.2 million sq. ft. logistics park in Chakan, Pune, a 1.2 million sq. ft. logistics and industrial park in Hoskote, Bengaluru, and another 1.2 million sq. ft. logistics and industrial park in Chennai.

The company is also building a logistics and industrial park exceeding 1.5 million sq. ft. in Cuttack, alongside developments totaling more than half a million sq. ft. across Tauru and Haily Mandi in the National Capital Region (NCR).

Supporting this expansion strategy is a significant construction and capital deployment pipeline. Welspun One expects to deliver an additional 3.5 million sq. ft. across its portfolio within the next four quarters, further strengthening its presence across major logistics and industrial corridors in India.

Looking ahead, Welspun One expects demand for institutional-grade infrastructure to remain robust across manufacturing, logistics, and urban distribution sectors.

The company intends to continue focusing on integrated and future-ready developments that align with India’s evolving supply chain requirements and changing consumption patterns.

With a multi-city development pipeline exceeding 13 million sq. ft. and a target of securing more than 10 million sq. ft. in new leases over the next three years, Welspun One is positioning itself to capitalize on the growing opportunities emerging from India’s supply chain transformation and industrial infrastructure expansion.
